About NYRezone
NYRezone answers one question — what can be built on this specific NYC lot — using public records instead of a manual lookup or a paid consultation.
What it does
NYRezone indexes 858,000+ NYC tax parcels — every lot in the five boroughs, plus Westchester, Suffolk, and Nassau counties — and computes each one's zoning district, allowed floor area, built floor area, and eligibility under City of Yes for Housing Opportunity. The map and neighborhood pages are free. A $49 one-time report gives the full parcel-level breakdown, including distress signals like open violations and lis pendens filings.
Who builds it
NYRezone is built and operated by Giani Brussich, an independent developer working on data-driven real estate tools. gianibrussich.com · GitHub · LinkedIn
Data sources
Parcel geometry, zoning, and FAR data come from NYC Department of City Planning MapPLUTO. Ownership and sale history come from NYC ACRIS deed and party records. Westchester and Suffolk parcels come from the NYS Statewide Tax Parcels service, and Nassau parcels from the county's legacy GIS layer. Full source-by-source coverage and limitations are documented on the methodology page.
